A 45-90 minute inspection of every AC unit in your property. We photograph, measure delta-T, check filters, coils, drainage, and score each unit Green, Amber, or Red.

A deep 7-section diagnostic that goes beyond a standard check. We test electrical, refrigerant circuits, airflow, controls, drainage, insulation, and safety — then recommend the right path forward.

  • Electrical: supply voltage, amp draw, wiring integrity
  • Refrigerant: pressures, superheat, subcool, leak detection
  • Airflow & coils: evaporator/condenser condition, fan performance
  • Controls: thermostat accuracy, sensor calibration
  • Drainage: condensate flow, trap condition, pan integrity
  • Insulation: pipe lagging, duct sealing
  • Safety: earth continuity, emergency shutoff, gas detection

AMC (Annual Maintenance Contract) Plans

Annual Maintenance Contracts designed to prevent failures, extend system life, and reduce energy costs. Every visit includes a RAG-scored report so you always know the condition of your systems.

  • Essential: 2 visits/year, 5-day response time, basic maintenance
  • Standard: 3 visits + 1 chemical wash, next-day response time, 10% parts discount
  • Premium: 4 visits + 2 chemical washes, 4-hour response time, 15% parts discount, dedicated advisor
  • Portfolio rates available for 20+ units
  • All tiers include RAG-scored condition reports
  • Quarterly performance summaries for property managers
